When customers bought this hillside villa overlooking Balmoral Beach in Sydney, it had undergone several renovations since it was built in the 1980s. The building is divided into three floors, with a garage at the top and two floors below. The building and its facade are traditional and defensive, with only a temporary connection to the spectacular harbor environment.
The goal of the redesign is to alleviate the heat load of the east facade, improve the fluidity and appearance of the room, create intimacy in the bedrooms, and create drama for the living space—all of which does not add to the floor space of the original building. Potter & Willson wrapped the building in a new double-height planted balcony, adding privacy to the bedrooms on the first floor and providing shade for the first floor. A redundant first-floor balcony was removed, allowing designers to open up a two-storey-high living area overlooked by the mezzanine library and opened by a well-lit glass wall.
Connecting the floors is a light-filled central stairwell. It is separated from the living room by a two-tiered steel bookcase that defines the south side of the staircase and fixes the monochrome palette of the house.
Outside, important landscape beautification was carried out to connect the house to its location and enhance the experience of arrival and placement. The old garage has been replaced by a lightweight roof structure that overlooks the view, while on the ground level, the large swimming pool is reduced in size to balance the relationship between the house and the garden, the structure and the site.
