Speak up front
The house has a history of more than 30 years. It is a 10-story tower with each floor surrounded by a patio. The public space is very busy, and it is all illuminated on one side. The 53 ㎡ area, without even the living room, the kitchen and toilet are small and dim, which is a real “old bastard” meaning. This is where the hostess grew up, and many memories of growing up are associated with this house. Coming from the attributes of the school district, plus the homeowner's deep affection for the house, she and her husband decided to move with their daughter from a large house in the suburbs to open a new and comfortable life for a family of three, making the transformation especially important.

Based on the possibility of changing the old house, we made 6 floor plans, conducted a lifestyle discussion one by one, and finally decided on the most daring version, requiring the relocation of the toilet, which is also the most difficult in terms of technology and construction for the renovation of old houses. We discussed repeatedly with the toilet manufacturer and the construction team to confirm the feasibility, and finally created the most open area, open kitchen, restaurant... everything the homeowner wanted was achieved, with neighbors expressing their desire to copy the work. During the construction, the neighbors often discussed “How is this house worth your time to renovate?” and after the completion of the work, the neighbor's mom came in for a tour, asked about the design fee, indicating that she wanted to make a similar design. Design has changed the way I live, which makes me feel like it's all worth it.

Home Style Diagram

Homeowners are both freelancers and spend a lot of time at home, and their three-year-old daughter also needs more space to play. They agree that the bedroom is just a place to sleep, and a spacious open and comfortable common area is more important! On the contrary, the original house type is the opposite, with two bedrooms occupying a larger area, while the dining room in the kitchen and bathroom is very dim, without even a living room. The kitchen and bathroom are more cluttered with old clutter.

After Design
1. We removed all the walls inside the space, re-cut the proportions of the bedroom to the communal area, expanded the common area, compressed the bedroom to the size of convenient rest, and did a lot of storage for clothes.

2. The original independent kitchen is transformed into an open space, which the hostess wanted to achieve. This is difficult and challenging for old houses with a lot of pipes, both in design and in construction.

3. The kitchen is connected to the dining room, creating a comfortable flow line. Since the hall is not large, we embedded corner seats along the wall cabinets to distinguish the function of the restaurant. The space is open and functional, so that everyday life can be easy and comfortable, and children can come and go.

4. After the toilet was moved, we created a dry and wet separated bathroom in a limited space. The basin moves into the open kitchen, making it easier to use and maximizing space functionality.

5. In addition to arranging a desk in the master bedroom, we also arranged a separate desk for the husband on the balcony, which is convenient for two people to work efficiently. On the other side of the balcony there is a laundry area and household cabinets to meet the various needs of everyday life.

6. In addition to rebuilding the spatial structure to solve house-type problems, we also set storage functions in the four walls of the house. The house storage capacity of 53 ㎡ reaches a 100-level ratio, which is a good life support for a three-way family moving from home.

parlours

The whole house is made in the simple tones of black and white logs, creating a bright and open feeling of space. To ensure sufficient storage capacity, the walls of the entire house are almost used as various storage cabinets, and the hanging cabinets in the doorway are used as a sliding shoe cabinet. The wall-mounted cabinets are designed in pure white, which does not affect the overall feeling of space and adds brightness, while the suspended bottom design is noticeably lighter. A corner cabinet between the entrance shoe cabinet and the TV cabinet, a round table, a chandelier, create an end view of the restaurant, which originally had no living room, now has an integrated restaurant and living room.

The walls between the living room and the bedroom are arranged in a warm log color. In order to preserve the integrity of the kitchen appliances and functions, we propose to move the refrigerator to the living room area, borrow part of the bedroom space to create a storage cabinet. In order to perfectly fit the large refrigerator, we will narrow the measuring unit to millimeters, visually harmoniously and aesthetically pleasing. Behind the double sofa is the kitchen middle island, such a layout and arrangement brings more light to the originally dim kitchen space, and the whole area is very open and bright. The sun on the balcony can directly enter the living room through the second bedroom passage. The local wooden grille creates a warm atmosphere and enhances the texture of the space and brings a pleasant beauty to taste. The white cabinets in the doorway directly plug into the kitchen, and all the necessary small appliances can accommodate, further distributing kitchen storage.

restaurant

The renovated restaurant faces the kitchen door. Everyday hot meals do not need to be bypassed, delicious and much more. On the other side of Shimadai you can also enter the guest restaurant and interact with your family while preparing meals. For a three-door family, the kitchen can become a space for parent-child interaction. The corner leather card holder is soft and comfortable, it is convenient not only to eat, but also to work here, cork boards on the walls can stick to the to-do list, and can silently convey encouragement and love between family members. From the kitchen to the guest restaurant, the whole space is very open and unconstrained; the movement from the dining room to the bedroom is also smooth.

kitchens

On the right hand side of the door is the kitchen, the top of the stairs, the wooden floor becomes smooth cement, all the cabinets are pure white, and there is a soft film light at the top, and the whole space is very bright. It is not easy to want to create a comfortable open space experience in the presence of many pipes (not all of them can be removed)! When designing, we make effective use of field piping to cut off the active areas: hot frying, cleaning, small appliances and operating islands, kitchen appliances such as dishwashers, steam ovens and kitchen appliances such as dishwashers and steam ovens are also included.
Ceiling cabinets are also designed according to the movement of pipes, with open boxes and storage cabinets interspersed with each other, making full use of every inch of space and achieving a 200% storage rate throughout the home. Open channels allow residents and light to walk freely, the kitchen will not be too dark during the day without lights on, and the cook can be unwittingly crowded and the kitchen is unknowingly crowded. There are also cable lines that can be accessed at both ends, making walking easier and more comfortable.

bedrooms

Rainbow glass doors allow both the bedroom and living room to share the light of the balcony, perfectly solving the problem of dimness in the guest restaurant and making the whole home more transparent. The bedroom is adjusted to the size of a comfortable rest, and the wall on the left creates a wardrobe combined with a floor mat, saving space but not reducing comfort, but also increasing storage space. The wall on the right also creates a large open-top wardrobe, and next to the bookshelves and desks are the hostess's dressing table and office area. The desks are arranged near the window, the light is bright, the view is open, and the dressing is comfortable.

After connecting the balcony and the sleeping area, it forms a space that is extremely functional: rest, work, storage and cleaning and drying... Reasonable functional partitions are organically arranged to fully exploit the advantages of the office type and make the most of every inch of space. A white wardrobe on the left side of the door has been made on the left side of the door. A minimalist design that does not affect the sense of space at all, while the storage system in the whole room can fully meet the storage needs of a three-tiered family, creating such an orderly home. On one side of the tatami bed, we customized a work area for the husband. The original wall is knocked down in half, with custom-made desks and hanging bookshelves, making it easy for homeowners to work with and plenty of storage space. The hanging bookcase has a corner design, and both desks also have a certain height difference to suit a variety of office scenes. Shangri-La curtains are installed throughout the balcony, and the soft light is extra warm and the bookshelves are filled with an elegant atmosphere.

On the other side of the balcony is the home cabinet, in which the washing machine is hidden. The compartment at the top is very convenient to store cleaning supplies, the cabinet door is open enough for life, the cabinet door is closed, the view is refreshing and there is nothing. In addition, the interior wall of the balcony uses 15cm of internal space to create a green display wall and storage cabinet, which is rich in vitality and fun for the little ones.

washrooms

The floor phase and homeowner communication set out the plan for toilet displacement, and after multiple communications with the toilet manufacturer and construction team, we ended up borrowing some of the sleeping space and moving the toilet area and shower area to the right location. The dry area is arranged on one side of the open kitchen, perfectly achieving dry and wet separation. The flat layout of the entire interior can be established, thanks to which the toilet displacement problem is perfectly solved. The original house is old, the sewage and drainage public has a cast-iron pipe with a side outlet, so the original toilet is elevated and easy to move around easily causing congestion. Later, the designers came up with the use of a crushed toilet that is often used in the office space, and after repeatedly confirming the feasibility, the construction team perfectly laid out a version of the most open design in the public area, resulting in this spacious and comfortable home. The shower room uses glass to move the door, which does not take up space and also brings light to the bathroom. A full glass wall is installed near the side of the bed, finished with wooden grilles, which protects privacy and brings in a well-coordinated light, enhancing the atmosphere of the space.
