Bureau Fraai has designed a luxurious penthouse apartment with panoramic views of the sea and downtown in a former office building, which has been converted into a high-end residential building. In order to maintain a 180-degree view from each location of the penthouse, Bureau Fraai decided to introduce independent oak spaces, creating an open concept rather than a traditional layout.
For a Casco penthouse apartment with a ceiling height of almost 300 ㎡ with a ceiling height of up to 4.75 meters, Bureau Fraai was asked to design that respects and fully embraces the beautiful panorama of the sea on one side and the city on the other. The exterior walls that make up these captivating views include window frames running the entire width of the penthouse from floor to ceiling. In order to maintain or even maximize these landscapes, Bureau Fraai decided not to introduce any blocking walls.
THE ELEVATION IS KEPT CLEAR BY DESIGNING AN OPEN LAYOUT WITH INDEPENDENT OAK VOLUMES. In this way, each part of the penthouse always presents its surroundings, allowing you to fully understand the changing colors of the seasons, tides, and sunrise and sunset. To strengthen this relationship with the surrounding environment, the architect chose a neutral base in white and light gray for the floor, ceiling and existing walls. In sharp contrast to these neutral colors, the independent volume of the seashore is related to the color of the dunes and beaches, so it is made of light oak. These volumes create a warm, natural touch with their color, texture, and exquisite detail. In comparison, in kitchens and restaurants, simple gray represents the modern city skyline.
The separate wooden volume accommodates private features such as a master bathroom, walk-in wardrobe, sauna and office space. At the same time, these volumes approximately “separate” the common area and corridor from the two bedrooms. If necessary, physical separation can be carried out by closing the all-glass steel sliding door neatly integrated in the wooden volume. At night, roller blinds and non-glass doors visually isolate the room from the rest of the apartment. At the short end of the penthouse, the common area is organized into a tripod, including an elevated living room, media and lounge, dining area, and kitchen.
These areas are directly connected to the outdoor terrace. In the core area, the ceiling height is 4.75 meters, introducing a rectangular central space that accommodates the technical room and storage room, toilet and second bathroom. At the top of this space, the mezzanine creates additional storage space while providing a unique interior space and a view of the ever-changing colors of the surrounding sky.
