The 11-acre parcel of land is located in a sparsely populated town northwest of North Eustre in the Outer Hebridean Islands, overlooking tidal lagoons fed by the wild North Atlantic.
Owner Ewan (a former Olympic curler) and his wife Amy Macdonald started the project to offer their family a generous holiday that allowed them to get away from their home in Inverness, embrace island life, put down roots and embrace the ideal of North Uist based culture and community.

Construction on the island is severely restricted by material, labour and two-hour ferries to the nearest port of Lochmaddy, coupled with harsh and unpredictable weather conditions on the Hebrides. Traditional site construction will be an expensive and very time consuming process.

Architect, Koto design and architecture specialist Unnos Systems has proposed a modular building, a sculptural smallest house, most of which will take place in a factory in rural Wales. The structure will then be transported in the form of 7 prefabricated modules, traveling 570 miles across land and sea to its final destination, the far-flung, outlandish Uist Island for assembly.

The building uses a fabric priority approach to sustainability, adopting passive housing standards for airtightness and insulation, three-layer glass, and all electric heating and water supply systems. Crucially, embodying carbon is of the essence, and all major structures are constructed from custom engineered wooden box beams and pumped with cellulose insulation materials. This provides an incredibly robust structure that can withstand the extreme wind loads of the site, but there are no compromises in terms of reducing carbon emissions during construction.
